Ar. Brijesh Patel founded VastuNirman Architects in Ahmedabad in 2001. Over twenty-four years, he has led the practice across airports, GIFT City institutions, smart city command centres, hospitals, campuses, commercial developments, and private residences — across Gujarat, India, and Abroad.
His position is straightforward — and it starts before architecture. The first job is to find the real brief: what the project is actually asking of the building, beneath the bedroom count, the budget, and the program description. The most important design decisions are made before the first line is drawn — on site orientation, on structural logic, on the climate conditions the building will face every day for its working life. Spatial ambition and execution discipline are not in tension. A building that performs well in May and in monsoon, that ages without requiring apology, and that costs what it was designed to cost — that is what the brief should be measured against.

How we approach every project
Five positions that are consistent across every project type — whether it is a hospital campus in Surat, a mixed-use development in GIFT City, or a bungalow on a 300-square-metre plot in Bopal. We first reduce the building’s needs. Then we intelligently manage what cannot be eliminated.
The real brief, before the drawn brief
The first conversation is not a design conversation. It is a listening conversation. Why four bedrooms, not three with a study? Is the budget fixed, or the timeline? What does this building need to be in twelve years, not just at handover? The brief that arrives is rarely the real problem. We find the real one first.
Climate and site before style
Orientation is the single biggest design decision on any project in Ahmedabad. Get it wrong and the building negotiates with the sun for its entire life — in energy costs, in cooling loads, in occupant discomfort. We resolve that before we resolve the elevation.
Buildability as a design standard, not an afterthought
A drawing that cannot be executed is not a finished drawing. Structural grids, MEP routing, waterproofing zones, facade junctions — these are resolved at design stage so the contractor is executing a decision, not making one. Fewer RFIs. Fewer site improvisations. Fewer expensive corrections.
Decisions locked at the right stage
Every project passes through a gated process. Choices are confirmed at each stage before the next begins — not left open to drift. The problems that become expensive on site were almost always visible in the drawings at concept stage, if anyone had looked carefully enough and closed them.
Designed for year ten, not opening day
A building's performance in May, in monsoon, and at year ten is the honest test of the decisions made at design stage. Material selection, system specification, and maintenance logic are evaluated against what the building will cost to run and live in — not just how it will photograph at handover.
